Nobody enjoys asking this question, and plenty of contractors dodge it. So here are our actual 2026 numbers for Syracuse, along with what makes them move.

The short version

WorkTypical rangeWhat drives it
Basement waterproofing $68 to $92 / linear ftWall length, slab thickness, access
Basement crack repair $495 to $850 / crackWidth, depth, structural vs. sealing
Crawl space encapsulation $5.75 to $8.50 / sq ftArea, clean-out scope, dehumidifier size
Crawl space repair from $1,850Joists affected, pier count, access

A typical Syracuse job, waterproofing one or two affected walls, lands between $6,000 and $12,000. Full-perimeter work on an average basement is $12,000 to $22,000. A crawl space that needs structural repair before it is sealed usually runs $9,000 to $18,000 for both pieces together.

What makes the number go up

Access. A walk-out basement with room to work is a fraction of the cost of a tight crawl space (opens in a new tab) where every bucket of spoil moves by hand. This is the single biggest variable on almost every quote.

How much of the perimeter is affected. One wall is not a quarter of four walls, mobilization, protection and clean-up cost the same either way, so treating more at once is cheaper per foot. How we sequence a job is why that holds.

What we find when we open it. Deteriorated stone, a footing that was never poured to spec, buried fuel oil tanks, Syracuse’s pre-war stock produces surprises. Ask any contractor how they handle change orders before you sign, and check what New York State consumer protection (opens in a new tab) says a home improvement contract has to spell out.

Season. All of our work happens inside the building, so winter is not a barrier, but February and March are our busiest weeks by a wide margin. A fall booking usually gets a better slot, and the November walkthrough that prevents most March emergencies costs nothing at all.

Restoration. Concrete replacement, landscaping and hardscape repair are real money. A quote that excludes them is not lower, it is incomplete.

Where the cheap quote is hiding something

We are called to fix other companies’ work constantly. The pattern is consistent:

  1. A surface channel instead of below-slab work. Roughly a third of the cost, and it only catches water that has already come inside. The neutral overview of basement waterproofing methods (opens in a new tab) is worth five minutes before you compare quotes.
  2. Surface patching instead of full-depth injection . Hydraulic cement troweled over a crack looks fixed for a season, then water finds the edge of the patch.
  3. 6-mil plastic instead of a 20-mil liner in a crawl space. It tears under a knee and is not a vapor barrier (opens in a new tab) in any meaningful sense.
  4. No filter fabric around the stone. It works for three winters, then silts up and stops.

If one quote is 40% below the others, ask specifically which of those four it is.

What is worth paying more for

  • Below-slab work over surface channels, every time.
  • Full-depth crack injection over surface patching, the only version that actually removes the path the water is taking.
  • A transferable warranty , worth real money at resale, and it tells you the contractor expects to still be in business.
  • Written moisture verification after the work, not just a handshake. Every one of our project write-ups carries the numbers we measured afterwards.

Work out which problem you have first

The biggest single swing in this whole article is not access or season. It is whether you have a sealing problem or a pressure problem, because the difference between crack repair and full waterproofing is the difference between $600 and $10,000. If you are not sure yet, the nine signs a basement gives you first will tell you whether it is time to look at all.

Financing

Most of our clients use the 0% 18-month plan, which puts a typical waterproofing job near $450 a month with nothing down. Longer 7- and 10-year terms are available for larger combined projects. Neither requires equity in the home, and the full terms are on our financing and warranty page .

Whatever you decide, get the diagnosis before the quote. Book the free inspection , take the written scope, and compare it against anything else you have been given. If a contractor will not put the scope in writing, the New York State Attorney General (opens in a new tab) has a view on that too.
